After 22 years in mortgage broking, Kathy Dundas measures her career not in settlements or milestones but in the clients who are still with her.
The founder and mortgage broker of No Fuss Home Loans regards the long-term relationships she has built as her single biggest achievement, having supported many clients through multiple chapters, from first homes to family homes and investments. She sees them as a reflection of consistency, care and showing up over time, and the trust behind them means more to her than any award.
Kathy came to broking through customer service rather than by design, and the path gave her a clear sense of what the work is for. She approaches it with a sense of responsibility and genuine care, seeing herself as a guide who helps clients navigate uncertainty and feel comfortable at every step.
“Lending isn’t just about numbers. It’s about people, their goals and the decisions that shape their lives,” Kathy says.
Communication is the quality Kathy holds onto most deliberately. “I focus on making things clear, calm and easy to understand, no matter how complex the lending scenario might be,” she says.
Clients often tell her they feel more confident afterwards, and she makes sure they understand their options and the pros and cons before any application is lodged. The same calm, clear manner steadies people when markets move or their circumstances change unexpectedly, on the principle that challenges feel more manageable when clients know they are not facing them alone.

“As the leader of a team, it’s important to motivate and encourage your team members. People work very hard and do their best and it’s important to recognize these efforts. For my career overall, my attitude has been one of curiosity. For Kathy, understanding what a client wants begins with listening. Before any talk of lenders or products, she spends time on their situation, their goals and their end plan, working from a conviction that no two clients are the same.
The options are then explored together, with each pathway laid out plainly, because the right outcome is the one a client feels most confident choosing. For her, the clearest sign it has worked is a client settling on the structure and lender that feels right and moving forward with confidence.
Across more than two decades, Kathy has deliberately kept her practice broad. Much of her work is with everyday borrowers such as families, first home buyers, upgraders and investors, while she also takes on clients with more complex needs, including professionals, self-employed clients and those managing multiple properties. The more involved cases call for deeper research and careful structuring, and the problem-solving is the part she most enjoys.
"Settlement is the beginning of the relationship, not the end," says Kathy. She stays in regular contact, reviews lending often and makes sure clients feel supported as their needs change over the years.
Almost all her business has come through referrals and word of mouth, and for Kathy, this says more than any marketing campaign ever could. She adds, “If you genuinely look after people and help them achieve their goals, they’ll feel comfortable recommending you to others.”
